RATES - DEPOSITS - CANCELLATIONS

The online Booking calendar will not accept same-day reservations or reservations less than 2 days.

*Rates for our Arkansas lodging may vary throughout the year.

RATES

• Re-booking: Reservations that are made prior to the end of the year will keep the current year's published rates for the upcoming reservation year.
  

• Extra guest charges: $5 per person above the stated base rate occupancy
  

• Children 12 & under: We do not charge for children 12 & under, but children do count toward maximum room occupancy.

DEPOSIT

• New guests: 50% deposit for Lodging & Guide Trips
  

• Return guests: No deposit required for return guests. When booking online check the box for “Return Guests” to avoid the 50% deposit. *Credit Card Number Required…but NOT CHARGED

MINIMUM STAY

2-night minimum stays are what we prefer… especially over the weekends.

1-night reservations are accepted upon availability and conditionally.

HOLIDAYS RESERVATIONS

3-night minimum / in-season rates apply…Holidays include: Memorial Day, July 4, Labor Day, Thanksgiving, Christmas, & New Years

CANCELLATION POLICY

• Reservations canceled 14 days prior to the arrival date, will be refunded in full.
  

• Cabin Reservations canceled less than 14 days from the arrival date will result in a forfeiture of the deposit, unless the reservation is resold.
  

• Rain Checks will be considered by individual situation and circumstance.
  

• Cancellations can be made by phone, text or email. Cancellations are not accepted without a reply from us!
  

• If you are coming with a large group it is advised to take individual deposits from your group to get them committed for the trip, so you do NOT have to cancel.
  

A WORD ABOUT FOUL WEATHER AND RAIN CHECKS

We understand that outdoor river activities can be a primary focus for some groups. For other groups, outdoor activities are a secondary focus and weather effects are not a big deal. They are content with time and fellowship together at the cabin. One of our jobs as an outfitter is to help judge weather, rainfall amounts, river levels and water clarity for our fishermen’s safety and decent fishing conditions.

Bad weather or poor river conditions do not necessarily warrant a “Rain Check”.These conditions can come and go reasonably quick! Because of the “flushing” nature of the “Tail Water” generated from the Dams. River conditions can be back to normal, in 12-48 hours.

Good fishing conditions can normally be found as you fish closer towards the Dams. We will go out of the way to help you find and fish the best river conditions!

Please do not fully trust the weather channel forecasts!

Pet Policy

Dogs are welcome at our pet friendly cabin rentals, but keep it to 40 lb and a 2-dog maximum.

• $15/night per dog

YOU WILL BE CHARGED $100 PLUS NIGHTLY FEE FOR ANY AND ALL PETS THAT ARRIVE AT Y CABINS WITHOUT PRIOR APPROVAL!

A FEW SIMPLE RULES FOR BRINGING YOUR PET:

• You must have prior approval on all pets.

• NON-STERILIZED DOGS NOT ALLOWED.

• Clean up after your pets in cabins. We have lint brushes if you need one.

• Do not leave them unattended in cabins.

• Please bring a pet kennel and leash for your dog.

• Any damage done by your pet will be billed to your account.

• If your dog is not socialized, unfriendly to children, strangers, or other animals …they are not welcome!

SERIOUSLY ...if your pet is unfriendly then don't bring it!

TVs - Cell Phones - Wi-Fi

Free Streaming Television

All lodging accommodations have Roku TVs that offer some very limited free programing. TVs are set up in guest mode that prompts you to set a check-out date at the beginning of your stay, and it will automatically log you out at 11am on your departure day. Please bring your passwords to allow streaming of content from your personal television apps and subscriptions to Netflix, Hulu, Amazon Prime, etc. 

Y Cabins offers access to Fubo Pro Premium TV with stay. This allows access to 185 channels including all local network TV plus the regional sports package.

Wi-Fi

At the Y Cabins, we have wireless hi-speed fiber optic internet, with a mesh network on site, to optimize connection speeds.

Cell Phones

Absolutely! There should be no problem receiving a strong cell phone signal anywhere on the property.

CHECK-IN TIME IS 3 PM

CALL or TEXT 870-499-5294 to update us on your arrival time and receive door codes and other necessary information.

KEYS: All lodging has key code entry locks. Codes can be obtained on the day of check-in

EARLY ARRIVALS must be pre-approved.

LATE ARRIVALS: CALL OR TEXT 870-499-5294. We will leave the light on for you and have your name on a sign at the cabin door. There will be a check-in sheet on the kitchen table. Just give it to us in the morning.

CHECK-OUT TIME IS 10 AM

LATE DEPARTURE: must be pre-approved.– Especially if we must turn the house over to another guest that same day. 

GUEST BOOK: Please take a moment to sign our Guest Book. The host family and staff welcome your positive comments! If there is a problem with your cabin or service, then please tell us immediately and in person, so we can remedy the problem.

WHAT TO DO IN THE CABIN BEFORE DEPARTURE

SHEETS: DO NOT MAKE UP ANY BEDS THAT WERE SLEPT IN. You may leave the sheets and pillowcases on the beds, we do not mind stripping. If you are compelled to strip the beds, PLEASE leave mattress pad and pillow protectors in place.

TOWELS: DO NOT WRAP TOWELS IN THE BED SHEETS. They can be placed in the bathtubs or laundry area. If you would like to start the laundry for us, please start with the towels.

DISHES: Please thoroughly hand wash your dirty dishes. You may leave them in the drying rack. If the lodge is equipped with a dishwasher, then rinse all dishes prior to placing them in the dishwasher and run them through the cycle. Please check that the dishwasher is running properly.

FOOD: Please leave unwanted food and condiments in the refrigerator. We will gladly utilize, share or dispose of the food.

TRASH: MUST BE BAGGED AND TIED IN BAGS PROVIDED THEN PLACED IN THE DUMPSTER NEAR THE ENTRANCE. NO LOOSE TRASH IN GARBAGE CAN. Please empty liquids before placing containers in trash bags. 

CLEAN THE GRILL

THERMOSTAT: Leave thermostat @ 72 degrees (check that emergency heat is off)

REMEMBER TO CHECK THE HOUSE FOR PERSONAL ITEMS, AND TURN OFF ALL LIGHTS WHEN YOU LEAVE.

1. AFTER HOURS EMERGENCY: CALL or TEXT 870-499-5294.

2. REPAIRS: Please tell us if you break something or if something is broken or not working properly-NOTIFY US IMMEDIATELY. We will take care of it.

3. PARKING: Please park in designated areas. Extra parking for boats is available. Ask us if you are unsure.

4. NO SMOKING IN THE CABINS: Please smoke outside and dispose of your butts properly.

5. QUIET TIME: 10:00 PM.... LOUD NOISE: Please be mindful of your noise level. Some neighbors are easily irritated.

6. TRASH: DO NOT leave your garbage on the porch! Dogs or critters WILL get into it. Riley's dumpster is located at the front gate.

7. A/C & HEAT: Leave the AC on 75 during the summer or heat on at 65 during the winter. DO NOT SET BELOW 72 OR THE UNIT WILL FREEZE UP. If the unit freezes up, the unit will have to be turned off to thaw then re-cool which could take hours!!!!

8. REFRIGERATOR: Do not adjust refrigerator settings. If you lower the setting, the thermostat will cut off and nothing will get cold.

9. DO NOT CLEAN YOUR FISH INSIDE THE CABINS: Please haul fish guts back to the river or if you have to...double bag all guts before disposing in the dumpster. If you do not have bags, then use the small 4-gallon bathroom can liners.

10. CAMP FIRES: Please burn fires in designated pits or rings. DO NOT TRY TO BURN CANS, BOTTLES, AND TRASH! Firewood is available most of the time. We work hard to maintain firewood for guests so please don't be a 'wood hog' or burn bonfires.

11. TELEVISION & ELECTRONICS: Please do NOT DISCONNECT OR REARRANGE ANY WIRING TO OR FROM THE ELECTRONICS. If you have any problems, please call the office.

12. SEVERE WEATHER: If your cabin does not have a basement, move to the most interior portion of the cabin or come to the Main Lodge basement for cover any time of day or night.

13. LAUNDRY FACILITIES: At this time, only the Main Lodge has a washer & dryer. However, if you are in one of the smaller cabins, we will gladly allow you to use housekeeping laundry if they are not backed up. There are local laundromats within 10 minutes of the resort. Swing by the office and we'll point you in the right direction.

It certainly would make sense to bring some things from home, but most folks stop and shop on their way to the cabin. There's a Dollar General just up the road, a small local grocery 3 miles away in Norfork, and a Wal-Mart Superstore 6 miles away in Mountain Home. Additionally, we reside in Baxter County, a 'wet' county, and there is a liquor store just up the road and in Norfork.
